Advice with VAT Payable on Commercial Property

Hello,
I am looking for some advice and would be extremely grateful if anyone could offer to help me out.
I recently put an offer in on a commercial property which was accepted. Now that the contracts have arrived with my solicitor the contract states that VAT is payable too. I am the director of a day care nursery and I am not registered for VAT as my business is exempt. I wished to purchase the property through my business and thought I would be able to pay the total amount including the VAT and that I would be able to claim this back. My accountant does not think this would be possible as I do not charge VAT in my business. Many thanks in advance.

    Hello, thank you so much for getting back to me. Does that mean I would not be able to claim any of the VAT back?

    Is there any way around this? Could I purchase this as an individual rather than through my company and avoid the VAT or be able to claim it back?
