Property Developing - Cash introduced and Company structure

I have a client who is sole director and shareholder of a Ltd Company. He wants to start property developing with say £100k partly from his current Ltd company and partly from personal cash. Is he better off setting up a new Ltd company for this business and if so what is the best way to get the cash into the company to purchase the first development project?

Might be worth remembering that lenders (ie for mortgages) don't like lending to limited companies....especially new ones. He should check this out first.0
