B&B Commercial Mortgage Lender

My client is thinking of sectioning off part of their house to become a B&B business (despite me informing them of the CGT implications should they decide to sell which seems to be in the pipeline) but they are struggling to find a mortgage provider who will offer them a commercial mortgage.

Do any of you have any experience with this and can you recommend a lender?

    commercial mortgages can be hard to obtain.

    Only thing I can recommend is find a good broker and speak with them

    Thanks for the reply. They are already using a broker but they are having no luck.
