Transfer leasehold property to a subsidiary

Hi,

I have a client looking to transfer a 100 year leasehold property (and the trade) of one of it's sites into a 100% owned subsidiary, ready for a new franchise to be run from the site.
What is the correct value to transfer this at?
Originally purchased 2006, last valued January 2012
