Is a non for profit members club income Tunover

I have a lease on a club building and the landlord wants 40% of turnover, but HMRC corporation tax computation there is no turnover as no profit is generated from members fees. Is it Turnover or not ?

If the money was just from members fees then there wouldn't be turnover. Does he perhaps what a breakdown of how many memberships were paid?
Does the landlord want 40% of your income from fees? As rent or income? Is that way you are meaning?www.essencebookkeeping.co.uk0 -
This is a legal question rather than an accountancy one - 'turnover' will take the meaning defined in the lease.0
