Capital Gains tax / changing commercial property to residential

Not sure if anyone can help me, but my client has a commercial property of which he wants to sell. He wants to change this into a residential property so that he can avoid paying capital gains tax on this as it will be his only residency. Does anyone know what the time span is before he can sell the property once it has been changed to a residential one?
