Costs of the building that the business is renting from

Hello,

The owner of the business owns the building and rent it to the business he owns. The costs of gas safety check which all landlords are required to do annually, can that be claimed into the business?

Also, can the renovation of the building be claimed to the business even though the business is renting the building, not owning it. The accountant seems to have accepted those costs, but I'm not sure since it's more the expense to the building than to the business unless there's another way to look at it?

    What type of business? Is it a Ltd company?
    Why were renovations needed if already being rented?
