Commercial Property Lease - operating lease?

Hello,
I am hoping someone can clarify for me.
I have a client who has taken out a property lease for 25 years. The lease has been capitalised and is being depreciated over the term of the lease. Under the term of the lease they also have to pay £500K of rent a year, the rent payments will go to the P&L.
My question is do the lease rental payments meet the criteria to be classified as an operating lease and is disclosure of the operating lease commitments required in the accounts? The accounts are FRS 102 Section 1a.
